Pont + Wils Architects is a RIBA Chartered Practice, and our Founding Design Director, Oscar Wilson, is both a RIBA Chartered Architect (membership number 20044728) and ARB registered (registration number 098105B). This means our work is held to nationally recognised standards of professionalism, competence, and client care, and that only Oscar can legally use the title "architect" for the practice's work

  • You don't legally need one, but it's the best way to avoid a costly redesign, a difficult planning process, or an extension that doesn't actually suit how you live. As a RIBA Chartered Practice, we manage planning risk, coordinate any structural engineers or contractors involved, and use 3D modelling and VR throughout the design process, so you fully understand your project before it ever reaches site.

  • It depends on the scope of the project and your site. Some extensions can fall within permitted development rights, while new build homes and replacement dwellings always require full planning permission. We assess this for every enquiry at the very start, as part of our RIBA Stage 0 pre-appointment consultation, so you know where you stand before committing to design fees.

  • Yes, this is one of our specialisms. We have a strong understanding of Green Belt policy, permitted development, and the Community Infrastructure Levy (CIL), and regularly advise homeowners on what's achievable on Green Belt sites, including replacement dwellings and extensions within the relevant policy tests.

  • Our process follows the RIBA Plan of Work, starting with an initial design consultation (Stage 0) and measured building or site survey (Stage 1), through concept design and planning proposal (Stages 2–3), to technical design and tender (Stage 4), on-site construction and contract administration (Stage 5), and handover (Stage 6). We can also support you after completion (Stage 7). It's a non-prescriptive, options-based process built around your individual needs, budget, and the realities of getting planning approval.

  • We use 3D modelling and a VR headset as core design tools throughout the process, so you can properly understand the scale, light, and layout of your extension or new home before planning submission, let alone before construction starts on site.

  • Yes, joinery design is available as an optional service outside the standard RIBA stage process, useful for clients wanting bespoke storage, kitchens, or built-in furniture designed alongside their extension or new build.

  • Yes. Beyond design and planning, we offer on-site services including project management and contract administration through construction (RIBA Stage 5), practical completion and the rectification period (Stage 6), and can also act as Principal Designer where required under Building Regulations.

  • Fees are agreed upfront and broken down by RIBA stage, so you can see exactly what you're paying for at each point in the process, from initial concept design through to construction. We're happy to talk through a fee proposal once we understand the scope of your project.
